DOB Desk — Terms of Service

These Terms govern your use of DOB Desk, a product of MoLabs LLC (“DOB Desk,” “we,” “us”), including the website at dobdesk.com and the DOB NOW autofill browser extension (together, the “Service”). By creating an account or using the Service, you agree to these Terms.

1. What the Service is — and isn't

DOB Desk is a preparation and productivity aid for licensed New York City design professionals. It helps you assemble and enter filing data into the NYC Department of Buildings' DOB NOW: Build system, decode objections, estimate fees, and track permits. It also offers Plan Check (beta), an optional feature that uses artificial intelligence to pre-review a plan-set PDF you upload and flag potential code, zoning, and objection issues. DOB Desk does not submit filings on your behalf, is not affiliated with or endorsed by the NYC Department of Buildings, and is not a substitute for professional judgment.You remain the applicant of record and are solely responsible for reviewing, verifying, and submitting every filing.

Plan Check is not a certified or official plan review and does not determine code compliance. It is an automated pre-review that reads a PDF; it cannot measure drawings, may miss issues, may flag issues that are not actually problems, and does not replace the code analysis and professional judgment of the architect or engineer of record. Do not rely on it as the basis for filing, construction, or any code determination.

2. Eligibility and accounts

You must be a licensed professional or authorized staff of one, at least 18 years old, and provide accurate account information. You are responsible for activity under your account and for keeping your sign-in secure. During the beta, access is granted by approval and may be changed or revoked.

3. Subscriptions and billing

Paid plans (currently DOB Desk Pro and the ZoneIQ CAD add-on) are billed monthly through Stripe at the prices shown on our pricing page. Subscriptions renew automatically until cancelled. You can cancel any time from the billing page; cancellation stops future charges and access continues through the paid period. Fees are non-refundable except where required by law. We may change prices with reasonable notice.

4. Acceptable use

You agree not to misuse the Service — including reverse-engineering it, reselling or sharing access or license keys beyond your permitted seats, overloading our systems, or using it to violate any law or the DOB's own rules.

5. Professional responsibility and no warranty

All classifications, cost figures, inspection selections, fee estimates, objection resolutions, and Plan Check findings produced by DOB Desk are preliminary aids that you must independently verify against DOB NOW and applicable code before relying on them. The Service is provided “as is” and “as available,” without warranties of any kind, express or implied, including accuracy, fitness for a particular purpose, or that any filing will be accepted or approved. City data may lag or contain errors outside our control.

6. Limitation of liability

To the maximum extent permitted by law, MoLabs LLC will not be liable for any indirect, incidental, special, or consequential damages, or for lost profits, filing delays, rejections, penalties, or fees, arising from your use of the Service. Our total liability for any claim will not exceed the amount you paid us for the Service in the twelve months before the claim.

7. Intellectual property

The Service, its software, and its content are owned by MoLabs LLC. You retain ownership of the filing and project data you enter and the documents (including plan-set PDFs) you upload. You represent that you have the right to upload any document you submit to Plan Check. You grant us the limited right to process that data and those documents to provide and improve the Service as described in our Privacy Policy.

8. Termination

You may stop using the Service and close your account at any time. We may suspend or terminate access for violation of these Terms or to protect the Service. Sections that by their nature should survive termination (e.g. 5, 6, 7) do.

9. Governing law

These Terms are governed by the laws of the State of New York, without regard to conflict-of-laws rules, and any dispute will be resolved in the state or federal courts located in New York.

10. Changes and contact
