Respond to DOB objections with a traceable checklist

By DOB Desk · MoLabs LLC · Updated

A useful objection response connects each examiner comment to a reviewed correction, explanation, or supporting document. Preserve the original wording, identify the responsible person, and record the evidence that addresses it before the authorized party resubmits through the applicable DOB process.

Preserve the comment and its context

Record the job and filing number, objection text, status, and the date checked. Distinguish a plan-examination objection from an intake completeness issue or an inspection finding: they can have different response workflows.

Use any plain-language interpretation beside the original, not in place of it. A short summary may leave out a condition or reference that the responsible professional needs to resolve.

Build one response row per issue

This is a suggested internal response format. It helps the team coordinate the work without presenting a draft interpretation as an agency decision.

  • Original comment and reference
  • The question or discrepancy to resolve
  • Responsible professional or team member
  • Proposed response for review
  • Drawing sheet, detail, calculation, or document reference
  • Reviewer and current response status

A fictional coordination example

Imagine a comment asking the team to clarify an occupancy discrepancy. A weak task says only 'fix occupancy.' A more useful task identifies the conflicting schedule and application entry, assigns the responsible professional to reconcile them, and names the revised evidence needed for review.

The team should not invent a classification to close the task. If the interpretation remains unresolved, record the question for the applicant or the appropriate agency discussion.

Check the response package before resubmission

DOB NOW distinguishes saving revised plans from resubmitting the filing. Confirm the current status, required statements, and applicable appointment or resubmission steps in the official instructions.

Review the full response package for new inconsistencies after a correction. A drawing revision can affect schedules, cost information, or technical reports beyond the original comment. Keep the submitted version and the reviewed working version clearly identified.

Track official disposition separately

Writing a response is not the same as having an objection resolved. Mark the internal task as ready for submission when appropriate, and update the official disposition only from agency evidence.

DOB Desk can organize an objection, suggest an interpretation for review, and track assignments. It does not resolve an objection on DOB's behalf or guarantee approval timing. If the team disputes an interpretation, consult DOB's guidance on second review and determinations.

Questions and answers

Does uploading revised plans automatically resubmit a DOB NOW filing?

No. Saving or uploading documents and resubmitting the filing are different actions. Follow the current DOB NOW instructions for the filing's status and have the authorized party complete the required steps.

Official sources and scope

This is general preparation guidance, not a determination for a specific project. Agency requirements can change. Use the current source instructions and the responsible professional's review. See our editorial approach or report a correction.
